This year started off with so much promise for a busy real estate market......then came Covid -19. Along with all of this, there has been big changes in how we sell Real Estate to keep our clients and our families safe.


As of May 5, 2015 there were 4,477,351 Total cases Globally and 303,389 Deaths


As of May 14/20  2392 Cases Covid-19 case in BC and 3 more deaths for a Total of 135 Deaths


Our world as we know it has changed.... I know you know that but did you know how It has changed in our Real Estate Market?


What Buyers & Sellers can expect in today's market. The Main Focus is SAFETY for everyone.


  • First Open Houses have been cancelled. It is possible as summer nears we may reopen for open houses with limited numbers and social distancing.
  • Buyers may need to provide a letter of approval from their mortgage brokers before working with an agent and viewing homes
  • Before requesting a viewing the Buyer's agent and Buyer must do a drive by and check out the neighborhood and surrounding areas and have viewed all the documents and media on the property as well.
Industry wide, we saw showings per buyer go down drastically, as buyers began honing in on what they really want before stepping foot inside a listing.

  • Facetime videos calls can also be done with the just the Listing agent and Buyer's agent.
  • Prior to a buyer entering into a home they can expect to be subject to Health screening precautions suggest by the Real Estate Board. Such as;
  1. Do you have any of the following symptoms: fever/feverish, new or existing cough and difficulty breathing?
  2. Have you or anyone in your family travelled outside of BC or Canada within the last 14 days? If so you would have to self isolate for 14 days.
  3. Have you had close contact with a confirmed or probable COVID-19 case?
  4. Have you had close contact with a person with acute respiratory illness who has been outside of BC or Canada in the last 14 days?
If Buyers refuses to answer or answers yes it is presumable the Seller and or the Seller's agent will politely ask the buyers to come back on another day for everyone's safety. 

  • Everyone must wear gloves and a mask and asked not to touch anything inside the
  • home  including the counter tops and furniture.
  • Sellers are asked to turn on all lights, open all doors and cupboards and closets prior to showings.
  • Sellers are advised to do a thorough cleaning and sanitizing prior and after a showing.
  • All buyers with signing authority need to be present for 1st viewing
  • It is suggested to leave kids home.


THE GOOD NEWS IS INTEREST RATES ARE EXPECT TO STAY LOW UNTIL 2022.


With all the pent-up demand we do expect a dramatic increase in the real estate sales and purchases by the final quarter of this 2020.


It is suggested it will take about 3 years for the overall economy to adjust. Time will tell.

It is suggested the second quarter of 2020 will be the bottom of our recession.


Home prices have stayed fairly level with slight increases but we may start seeing pricing moving upward as 1/3 of Canadians are continually looking to buy. With all the pent-up demand and low interest rates this will probably keep prices from falling drastically.

Governor Cuomo stated on May 8th 2020, they have discovered while everyone was screening travellers from China, 3 million Europeans flew into JFK airport in New York.


He feels we have to look back to see where the mistakes were made so we don't repeat them.


He feels now a virus anywhere in the world is now everywhere. He shares his thoughts a person with a virus anywhere in the world can board a plane and within a hours to a day can land anywhere in the world.


Italy had one of the worst outbreaks of the virus.


As of May 12/20 the Uk had 220,449 Covid-19 cases with new cases doubling every 29 days


As of May 12/20 Spain had 720 new cases on the Friday and 812 new cases on Saturday May 11/2020

5 Great tips to keep you going strong until then.


1. Maintain a routine. Get up & shower every morning and dress Like you would do if you were going to work. 


2. Have a to do list. You will feel great satisfaction when you accomplish your tasks. Laughing There has never been a better time to tackle those closets, cupboards, garages, that messy drawer that we all have.


3. Get fresh air / go outside if possible. Fresh air really does heal the soul and invigorates us, especially lately with this cold air mass.


4. Schedule fun time in your day. It is okay to binge watch.... or do nothing, or read that great book you have been wanting to. Now is the time to schedule whatever you deem to be fun. Let that inner artist free inside of you and refer back to #1 and get out of your PJS. Lol.


5. Learn to be more mindful. Each day/night write down 10 things you are grateful for. Big or small it doesn't matter, what matters is you do it.

 

If you follow these simple suggestions, before you know it, you will be feeling happier, more motivated and your place will be looking great!!Cool

3 DAYS AGO WE SAW AN OUTBREAK AT THE UNITED POULTRY COMPANY IN VANCOUVER PROCESSING FACILITY.


TODAY IT WAS REPORTED 18 OF THE EMPLOYEES TESTED POSITIVE FOR COVID-19


BC HEALTH MINISTER ADRIAN DIX STATES NEW OUTBREAKS SHOW THE PRIMARY IMPORTANCE OF CONSTANT VIGILANCE AND STAYING HOME IF YOU ARE SICK.


IT IS NO LONGER CONSIDERED ADMIRABLE TO GO TO WORK IF YOU ARE SICK. IF YOU ARE SICK OR THINK YOU HAVE ALLERGIES, OR JUST A COLD...........YOU MUST NOT RISK THE LIVES OF OTHERS. YOU MUST STAY HOME

Daily, Prime Minister Trudeau addresses the nation to encourage &

support "We will get through this together". Today he announced Ottawa will commit $9 Billion for students and young people. Starting May - Aug payments of $1250 a month and $1750 a month if providing care will be available.


Daily changes are being announced so all Canadians can receive financial support to whether the storm.


Over 8 million Canadians quickly received $2000.00 dollars each last month through the Relief program.


OUR GOVERNMENT HAS WORKED WITH THE BANKS TO ENSURE MORTGAGE PAYMENTS CAN BE POSTPONED.


The federal government rolled out a sweeping economic package worth $82 billion to help Canadian workers and businesses recover from the shock of the growing COVID-19 pandemic.


Prime Minister Justin Trudeau said Ottawa will spend $27 billion in direct support for Canadians and $55 billion in tax deferrals, which, he said, represents more than three per cent of Canada’s GDP.

“In these extraordinary times, our government is taking extraordinary measures,” Trudeau told reporters in Ottawa Wednesday.

“No matter where you live, what you do, or who you are, you will get the support you need during this time. In Canada, public health should never hinge on financial considerations,” he said.

THERE IS TALK OF A RESURGENCE IN THE FALL.  NO ONE KNOWS THE FUTURE.


WE DO KNOW WHAT WE DO TODAY WILL SHAPE OUR TOMORROW.


100 Years later, we have the advantage of technology and advanced medical aid.


The above shows a graph during the Influenza Pandemic in America and Europe during 1918 and 1919. It clearly shows there was a 1st wave, 2nd wave and 3rd wave.


I am so proud of everyone here in BC and how we are all coming together to protect and support one another.


It is a historical and facinating time to watch how the whole world is coming together to help and support one another.


We truly are ALL IN THIS TOGETHER. Our actions determine not only our future but our neighbours and people we don't even know.


The whole world is doing it and we are doing it together.

The numbers are coming down, we are learning more about this virus everyday. Records of all kinds are being broken, walls are coming down as the world reaches out to share information and supplies and help one another.


In BC we have just past the 6 week mark. In New York the hardest hit State in the US with 80% of the COVID-19 cases hits day 94 since the first COVID-19 Case. March 22/2020 New York received stay at home orders.

President outlines for reopening United States in 3 phases


Prior to Phase #1 President Trump states the implement of "Robust Testing Program" For Health Care Workers & Emergency Anitbody Testing.

Phase #1

  • If States go 2 weeks without rebound of cases proving a downward trend
  • Hospitals have adequate capacity and health care workers to treat patients.
  • Schools would stay closed
  • Robust testing
  • Maintain Social Distancing, avoid socializing groups of 10+
  • Business could slowly return to work

  • Phase # 2
  • Restaurants, Gyms,  Movie Theaters and Bars Reopening with Social Distancing
  • Schools open up
  • Nonessential Travel could open up

  •   Phase # 3 
  • Vulnerable individuals could go into public
  • Work place physical distance could be relaxed
President Trumps states some States that have been minimally affected could start Phase # 1 of the opening process now. Hardest hit States will have to wait. Governors will make the decision for each of their States.

ON FRIDAY APRIL 17TH PRESIDENT DONALD TRUMP ANNOUNCES THE COUNTRY HAS TO GET BACK TO WORK AND SHARED A 3 STEP PLAN TO START OPENING THE COUNTRY BACK UP. EVERYONE AGRESS BUT THE ISSUE IS HOW TO DO IT SAFELY.


TESTING WILL BE THE KEY 


Reopening the United States will be staggered across the States depending on the severity of the each State. Governors would make the decisions for their state. President Trump feels this could happen faster than people think but states it must be done in a safe way to protect American lives. 


President Trump outlines three-phase plan to reopen some States. The hardest hit States will have to wait. President Trump says he wants the States to open safely and the key will be constant testing.

“We hope to be able to get this help out to businesses to keep employees on their payroll as quickly as possible,” Trudeau said, noting that eight million Canadians who are out of work or whose income has been considerably reduced have now applied for the $2,000 a month Canada Emergency Response Benefit.



 Prime Minister Justin Trudeau says the federal government is setting up a $350 million Emergency Community Support Fund to help charities and non-profits keep up their work assisting Canada’s most vulnerable through the COVID-19 pandemic.


And, as of Tuesday companies who have been eyeing the 75 per cent wage subsidy for employees will be able to get an estimate of how much money they’ll be able to claim once the application portal opens next Monday.


Speaking to the supplementary supports for community programs, Trudeau said that due to a drop in donations and because organizations have had to change the way they deliver services in accordance with public health measures, it has left groups like seniors and people with disabilities without the programs they rely on.

Interesting times as the world watches historical events 


Friday April 17, 2020 the cost for a barrel of oil was $18.00, yesterday on Monday April 20,2020 the cost of a barrle of oil dropped to an unbelievable -$37.00 a barrel. The oil companies would pay you to take it off their hands as oil producers found themselves with an over supply and out of room to store. Today on Tuesday April 21, 2020 traders started buying for the month of June and we saw the oil prices jumped up to about $3.00 To $4.00 a barrel. Close of April 21st $10.00 a barrell.

Still a long way down from where they once were.

  • As of April 21, 2020 Canada has 52 new cases of COVID-19 in BC
  •  Total number of Covid-19 cases in BC Stand at 1699
  1. 700 are in Vancouver Costal Health Authority
  2. 102 are in Island Health
  3. 153 are in Interior Health
  4. 39 in Northern Health

Currently 104 patients are being treated in Hospital

  1. 49 patients are being treated in intensive care or critical care
  2. 5 more patients have died of COVID -19 bringing the totals in BC 86

 THE GOOD NEWS IS BC HAS 4309 HOSPITAL BEDS THAT ARE CURRENTLY UNOCCUPIED AND AVAILABLE IF NEEDED.
